The hotel location was good. Rooms were very nice but small. If you can find the hotel, I would recommend. See my note below.
Hotel staff was not helpful when I arrived in Venice and was trying to find the Hotel. I had read reviews that the hotel was difficult to find so I called the morning to get specific instructions and all I was told was to get to San Marcos Square and the Hotel is located on the square. I arrived at 10 PM at night and could not find the Hotel even after asking some policemen and locals and calling the Hotel twice. Also, it was high tide and san Marcos Square was under water. My wife & I had to wade through sewage water to cross the square and find the Hotel lobby on a very small side street. This was really a nightmare so make sure that you have very specific instrustions to find the Hotel including what boat or water taxi to take.

The room we had included a work desk, a multi-channel TV and a living area. And btw there were ABSOLUTELY SUPERB views of the canal! Its location was very central, very close to St Mark's Basilica.

The location was unbeatable, just a short walk from St Mark's Square. We appreciated the spacious Family Suite which comfortably accommodated all of us. Breakfast offered a tasty selection, although a few more warm options would have been nice. It was a pleasant stay, with clean rooms and excellent service from the staff.

Location -- very cose to San Marco Piazza where all the action is for tourist. Also, walking distance or a waterbus ride to everything. The suite was spacious and very upscale by European standards. Two full baths, large living room, three large windows (no view), large bedroom with king bed; and small kitchen area. Air conditioning worked very well, which is very much needed in the summer months.
I foound several of the hotel staff to be arrogant and not particularly customer centered. There was a problem with my keys which didn't work and the attitude was one of annoyance on the part of the staff (as if I created the problem). Never an apology; just a phone call to make sure I brought the keys which didn't work back down to the desk. They also do not staff the reception desk after certanin hours at night and I noticed several guests who were stranded -- not able to get into the hotel or into their rooms. Hot spot for wireless worked well down in the lobby area, but I was told one evening I had to leave by a certain time. The room was great; the staff not very professional.

Location was outstanding. Just steps away from Piazza San Marco. Room was spacious with 2 bedrooms and a living area with kitchenette. Bathroom was a bit cramped, but typical for European hotels. Staff was friendly and helpful. Our room had a view of a small side-canal, which was not as beautiful as the larger canals, but still charming. Good value for the money, but Venice standards.
The breakfast selections were meager, even by Italian standards (though we have had worse). The coffee that came out of the "machine" was the worst watered-down coffee I've ever had - they should be ashamed to serve that in Italy!

We spent two nights in a family suite and loved how spacious and clean it was, and the breakfast spread was delicious, with plenty of tasty options. The kids enjoyed the pool and the relaxing lounge area was a great spot for downtime. The only downside was that the decor could use a refresh, but it didn’t take away from our overall experience! 😊

The staff is very helpful and friendly. The location is great. The rooms are very nice and comfortable and so big!
The bathroom was horrible! The shower did not work well. After a shower the bathroom turned into a swimming pool. The Taxi boat couldn´t stop at the hotel´s pier!

The rooms were huge and spacious and the location was great - just a few steps away from the Piazza San Marco and all the great shops and restaurants. A second bathroom in the suite was an added bonus and was very convenient. Great breakfast too. We would definitely stay here again.

The hotel was located next to Saint Mark's Square and was idea for two famalies traveling together that didn't mind close accomodations.
The suite was clearly set up for 6 but only one bathroom with a very poor shower head. The holes were clearly blocked and little water came through. After 2 requests the hotel did nothing to remedy the problem. At 400 euros a night I would have expected attentive service.

The location of this hotel is perfect for St Marks Square, it is literally located directly on the doorstep. The rooms are significantly larger than I was expecting, with a separate living room besides the bedroom and ensuite. It even had a dining room and kitchenette! The staff were efficient, friendly, spoke great English and nothing went wrong. The optional breakfast is a definite must and is very very good.

The location is unbeatable, just steps from the main square. We visited the Rialto Bridge and took a gondola ride, a blast. The rooms are spacious and comfortable, and daily cleaning was on point. Definitely recommend it for a fun group getaway!
One downside was that the check-in process was a bit confusing since we had to go to a different hotel. Clearer instructions would help future guests.
